Most residential inspections take between 2 to 4 hours, depending on the size, age, and condition of the property. I never rush — every home deserves a thorough examination. I'll give you an estimated timeline when you schedule.

While it's not required, I highly encourage it. Being present gives you the opportunity to see issues firsthand, ask questions in real time, and get a better understanding of your home's condition. I'm happy to accommodate your schedule.

Problems are found in nearly every inspection — that's exactly why you're getting one. I categorize findings by priority (safety hazards, major repairs, routine maintenance) so you understand what needs immediate attention versus what can wait. I'm also available afterward to help you navigate next steps with your real estate agent.

Base pricing starts at $350 for a standard residential inspection. Additional services such as radon testing, mold assessment, or wood-destroying insect inspections are priced separately.
